Reservation and Cancellation Policy

• Prices range from $110-$130 per night. $25.00 per extra person per night.
• A non-refundable deposit of 50% of total booking to confirm a reservation is required. We regret we cannot guarantee refunds or cancellations without 7 days notice in advance of your arrival date. A $25 dollar administration fee to cover expenses will be charged.
• Rates are subject to applicable taxes-5% Good and Services Tax (GST)
• Payment terms: To reserve the room we need a VISA, MasterCard or American Express number along with the cardholder’s full name and card Expiration Date.  There will be an extra charge of $10.00 when using American Express.
• The deposit is fully refundable only if notice of cancellation is received 7 days prior to booking date. A $25 administration fee will be charged.
• Check-in time is normally after 4:00pm unless alternative arrangements are made with your host.
• Check out time is 11:00 am
• “No Show” reservations between 1-3 nights will be charged the full amount owed for those nights.
• “No Show” reservations from 3 nights and up will be charged the full amount owed for 3 nights plus 50% owed for the remaining nights.
• Full breakfast is served between 7:30 and 9:00. Arrangements for an early bird breakfast can be made. 

Rules and Policy:

• No smoking inside the house. Smoking in the guest rooms will result in a $200 cleaning fee. Smoking in designated smoking area only.
• No pets.
• Rooms are not suitable for small children.
• Hot tub rules in effect.
• A smoke alarm is installed in each room and in the common area outside your bedroom doors. If you hear an alarm please exit your room promptly via the door to the outside. We will meet you at the front of the house. You will be advised immediately of the situation.
